The Limitations of Numbers
In this book, most of the people have a favorite chapter is the ones on Cap Rates and Financial Modeling. One of the exciting thing in that chapter, the author, busts a few common myths there;
- Cap rates are very problematic things because of calculation discrepancies, changing markets, and changing cash flows. Sometimes it isn’t able to make sense to use an easy Cap Rate because the property is so much changing.
- People think that sensitivity analysis is often nonsense because they can’t consider how the assumptions are interrelated.
- Sometimes complex models are worse than simple ones. If the math doesn’t work by applying for a simple model, it can’t be work any better in a more complex one.
In the Financial Modeling chapter, the author gives a pro-forma model for an apartment complex with an example. After that, he explained how and why different line work and it change in different markets.
Insufficient data for Completing Case Studies
A few numbers of teacher’s blame that this book hasn’t enough data on the case study for completing interviews. The case study gives you some of the essential required background information that will help to know a few useful exercises at the end. Still, unfortunately, it’s not enough for the interviews. I think the author will be fixed it in the next edition.
Heavy U.S. Bias
One of the most significant problems in this book, this book hasn’t enough case studies for the international reader. Most of the case study is based on the United States. A very few numbers of case studies available outside of the U.S that are one in London and one in Tokyo. It’s very disappointing news for the international reader.
